Not all land is ready to build on before purchasing, you need to evaluate zoning and what type of home is allowed.

Access-  Legal road access is required to build

Topography -Slopes, washes, and desert terrain impact cost

Utilities – Water, electric, septic vs. sewer

💡 In Arizona, many properties are on septic and may require hauling water or drilling a well.  Due Diligence (MOST IMPORTANT STEP)

Before you close on land, you must complete:

Survey (confirm boundaries)

Soil/perc test (for septic approval)

Title search (no liens or ownership issues)

Flood zone check

HOA/CCRs review (if applicable)

⚠ Skipping this step can leave you with land you cannot build on.

Utilities & Infrastructure Costs

Raw land often has no utilities installed. Y ou may need:

Water – Well drilling or water delivery system

Septic System – Required if no sewer is available

Electric – Extending power can cost thousands

Driveway/Access – Grading and permits
