Real Estate market Monday Tips (wire Fraud)

Buying a home is one of the biggest financial investments most people will ever make. That’s why understanding your “why” behind buying is so important — it helps me, as your Realtor here in Arizona, guide you toward the right home, the right area, and the right strategy for your goals.

One thing many buyers and sellers don’t realize is how important the escrow and title process is in Arizona. Unlike many East Coast states that use attorneys for real estate closings, Arizona uses licensed escrow and title companies as neutral third parties to help ensure:
• The correct property is being sold
• Clear title is transferred properly
• Existing debts and liens are paid
• Funds are securely distributed to all parties

Unfortunately, scammers are becoming more sophisticated every year — especially when it comes to wire fraud during real estate transactions. Criminals target buyers and sellers by sending fake emails, fraudulent wiring instructions, or links that appear legitimate in hopes of stealing large sums of money.

Before wiring ANY funds:
✔ Always verify wire instructions directly with your escrow officer
✔ Never trust last-minute changes sent by email alone
✔ Double-check email addresses and phone numbers carefully
✔ If something feels off, STOP and call your escrow officer immediately
